Form N215 Certificate of Service of New Tenancy Information

The Certificate of Service of New Tenancy Information is the Court form to be completed by a landlord to confirm that certain essential documentation has been served on the tenant.

What is a Form N215?

Form N215 is the Certificate of Service, a court form which is used to prove that a legal document, such as a notice, has been properly served on the Defendant tenant.  The form confirms when, how and by whom the document was delivered.  

What Am I obliged to provide at the outset of a tenancy?

Landlords need to provide a number of documents at the outset of a tenancy, these include:

  • The current Energy Performance Certificate (EPC) (unless exempt);
  • A valid Gas Safety Certificate if you have gas appliances;
  • A current Electrical Installation Condition Report;
  • The latest version of the "How to rent: The checklist for renting in England";
  • Confirmation that carbon monoxide alarms are fitted in every room with fuel burning source;
  • Deposit prescribed information

The Certificate of Service can be used as evidence of the documents served on a tenant, especially if these are disputed in court.  If you are applying to the court for possession using Forms N5 and N119 you must show that the tenant received the notice seeking possession.  The form serves as evidence that you have served the tenant.   

What Information must I include in the Form?

This document includes a link to the Government website where you the form can be accessed, along with guidance on how to complete it correctly. You will need to include the name and address of the person served, the title of the documents served, the date and method of service and your name and signature.
