Residential Tenancy Reference Documents

A prudent landlord (or agent) will want to carry out careful checks on the suitability of a prospective tenant (and any guarantor) before entering into a tenancy agreement.  In particular, the landlord will want to know that the tenant and guarantor can afford the rent and that the tenant has a good track record as a tenant.

These Residential Tenancy Reference Documents provide a valuable start to the referencing process.  They comprise Reference Request Letters and Reference templates allowing landlords and referees to request and give references. The templates cover reference requests from former landlords, banks, employers, and personal referees and include a section for the prospective tenant to formally provide their written consent.

Under the Tenant Fees Act 2019), landlords and/or letting agents are prohibited from charging tenants fees for setting up new tenancies and consequently any costs will be the landlord's responsibility.

These templates are suitable for use in England only.
